When I meet with prospective sellers we walk through the property and I ask them to see the property as a buyer would. What do you see? It the home free of everyday clutter? Does it appear to be well maintained? Is it clean? Is it too personalized?
These are relatively hard questions if you are not emotionally ready to sell the property. You have to approach the condition, cleanliness from the viewpoint of the buyer. See what they see.
